IM Properties (IMP) is building on the success at Blythe Valley Park (BVP), with plans to submit proposals to bring forward development on Plot F for high-quality employment use.

Situated on a prominent position at Blythe Gate, the proposals include plans for three new employment units, alongside associated landscaping, parking, lighting, and access. The units, which will provide just under 12,000 sq. m (GIA) of industrial, warehouse and/or office floorspace (Use Class B1, B2, B8), will follow the clear design principles set out across the wider park and will be coordinated in terms of materials to deliver a cohesive development which compliments nearby buildings. The scheme will incorporate the same cladding finishes and colour palette as the nearby Connexion campus, which has proven successful in attracting a range of occupiers including Gymshark, Lounge Underwear and Hofer powertrain products.

These plans follow the recent news of reserved matters approval on the final plot of 114 homes, as part of the 750 new homes being delivered on the residential phase of Blythe, alongside occupier Lounge Underwear confirming their intention to double their workforce at new global headquarters at 1 Blythe Gate. The plans are being driven by strong occupier demand at the site, coupled with a scarcity of supply in the region and will look to further contribute to the parks vision of creating a thriving, well-connected, mixed-use destination.

IM Properties will be submitting a reserved matters application for Plot F to Solihull Metropolitan Borough Council in the coming weeks, the Council will then carry out a period of consultation before determining the application outcome. Subject to planning approval, construction could commence on site later this year.
